A landlord's guide to abiding by property safety laws and avoiding heavy fines
Property safety laws aren’t anything you need to worry about, right? Wrong.
The laws surrounding safety compliance are actually pretty strict. In fact, Short Term Lets are starting to be viewed in the same light as conventional Long Term Rentals. This means that Hosts and Landlords, Estate Agents and Short Term Let Agents will eventually be regulated by the same laws that must be adhered to. If something happens to a Tenant or Guest, you may be found criminally negligent if you haven’t been compliant with the safety laws.

To avoid this, these are the two laws you need to be clued up about:
- The Consumer Protection Act 1987 – which states that any rented property must be safe for purpose
- Landlord and Tenant Act 1985 – which essentially means that the property must be kept in good repair

It’s important to get your boiler serviced at least once a year to make sure it’s working properly. A faulty boiler could waste money on energy and might even start leaking poisonous carbon monoxide. The Boiler Service will be carried out by one of our Gas Safe Registered Engineers who will check the gas pressure, the controls and everything in-between.
Energy Performance Certificate (EPCs)
Before a property is let it must have an EPC report detailing the energy efficiency of the property. All agents have to display the EPC when marketing the property – it’s just the way the law works. If a property does not have an EPC when marketed, the Landlord and the Agent risk getting fined. FIXAS can carry out an energy survey that’s needed to produce an EPC.We examine key items such as loft insulation, domestic boiler, hot water tank, radiators and windows for double glazing. After that, we then input the observations into a software program which performs the calculation of energy efficiency.
Portable Appliance Test (PAT)
PAT tests are carried out to ensure that the Appliances within a property are safe. Our team will carry out a Visual Inspection of all the appliances, their plug and their leads. We will then inject test signals into the cables and appliances to ensure their integrity.
In a competitive market, properties that look the best will attract the most bookings and positive feedback. Properties that have dents in their walls and leak stains on the ceiling are not perceived in a good light. Our Plasterers and Painters are on hand to ensure that the walls and ceilings of a property look smooth, fresh and ready for occupancy. It’s wise to get this done before taking on a property and listing it on a short term let booking platform.
Gas Safety Check & Certificate
To ensure that a Gas Appliance is working correctly, efficiently and safely. If you’re a Landlord and Agent this is a legal requirement so it’s important to get it booked in if you’re looking to rent out your property. An inspection of the Gas meter, Pipework and Appliances will be carried out by the FIXAS team.
Installation of Smoke and Carbon Monoxide Alarms
By installing these alarms, you’re ensuring that anyone entering or using a property is not put at risk of electrocution or fire. We will check if electrical circuits are being overloaded, if there are any electrical shock risks or fire hazards, if there are any defects in the electrical work and we will highlight any lack of earthing or bonding. The testing is carried out by a qualified FIXAS Electrician.
